Prospective Tenant FAQs

Answers to your frequently asked questions

  • We operate on a first-come, first-served basis, and a property is not secured until a completed application and required fees have been received. We know how much is at stake when you find the right place, so we strongly encourage you to apply as soon as you are ready. The sooner you move, the sooner we can get to work for you.
  • Move-in costs vary by property. In most cases, residents are required to pay the first month's rent and a security deposit prior to receiving keys. Certain properties may also require last month's rent at move-in. We will clearly outline all required move-in funds before you commit to anything.
  • All applicants must be of legal age to enter into a binding lease agreement. In most cases, that means 18 years of age or older. Every adult who will occupy the property is required to submit a separate application.
  • Yes. Security deposits are refundable provided the property is returned in good condition, all lease terms have been met, and there are no outstanding balances. Deductions may be applied for unpaid rent, documented damages beyond normal wear and tear, or necessary cleaning. We handle deposit dispositions in full accordance with state law and within the required timeframes.
  • A cosigner may be required when an applicant does not fully meet our income, credit, or rental history criteria. Cosigners must independently meet our financial qualification standards and will be required to sign a guarantor agreement, making them equally responsible for the terms of the lease.
  • Applications can be submitted online, and we recommend doing so as quickly as possible since properties move fast. You will need to provide a completed application, the application fee, proof of income, and valid identification. Our team reviews applications thoroughly because placing the right resident in every property is one of the most important things we do.
  • Rent can be paid online through your resident portal, which is the most convenient and reliable option. Depending on the property, payment by automatic bank transfer may also be available. We encourage residents to use the portal to keep records clear and payments on time.
  • Before bringing a pet into the property, you must review your lease agreement and contact our team for written approval. Pet policies vary by property. Some allow pets with an additional deposit or monthly pet rent, while others do not permit them. Never assume pets are allowed without confirmed approval in writing.
  • All parties listed on a lease share full responsibility for its terms through the end of the lease period. If one occupant wishes to remain, they will need to demonstrate they can qualify independently, or a suitable replacement may be considered with prior written approval from our team. We handle these situations on a case by case basis and will work through the process with everyone involved.
  • Your lease specifies a required written notice period before vacating, and meeting that deadline is important. Review your lease for the exact timeframe and submit your written notice of intent to vacate before that date. Failing to provide proper notice can result in additional charges. Our team is available to walk you through the move-out process and what to expect next.
  • We take property maintenance seriously because we are property owners ourselves and we understand what it costs when a property is not properly cared for. We handle routine repairs and maintenance as part of our management responsibilities. Residents may be held responsible for damages resulting from misuse or negligence. All maintenance requests should be submitted promptly through your resident portal so we can respond quickly and keep the property in top condition.
